Germantown

The Germantown Neighborhood is a near-downtown neighborhood of historic homes. As a near-downtown neighborhood, it bears the burden of pressure to expand the downtown area. The recently approved A2D2 plan was mean t to concentrate dense development in the downtown area, so that near-downtown areas could be protected from incompatible development. As with so much planning, the unintended consequence of designating downtown for dense development is that it increases the value of the land that has been designated for density. That increased value encourages developers to look for cheaper land, nearby. While distinctively different in character, the Germantown area is directly adjacent to the downtown properties that have been designated for dense development.
